Alira by Moremac Property Group has officially sold out, confirming its place as one of Melbourne’s most sought-after suburban communities. What was once fragmented, flood-prone land has been transformed into a premium neighbourhood that has redefined suburban living in Melbourne’s south-east.
Located in Berwick – one of the region’s last remaining infill development opportunities – Alira turned more than 70 hectares of flood-prone, fragmented land into a thriving community. The project’s success was driven by Moremac working alongside 15 landowners and all levels of government to unlock a site many had considered undevelopable.

The neighbourhood comprises 770 lots, with a mix of traditional homes, townhomes and premium land offerings. Homes overlook natural and newly created waterways, with architectural guidelines in place to maintain a high standard of design. Importantly, over 12 hectares, more than 20% of the site has been dedicated to wetlands and open space, preserving the area’s semi-rural identity while creating a healthy, connected lifestyle for residents.
Smart infrastructure, strong returns
Alira’s transformation was made possible through an innovative flood mitigation strategy, replacing outdated outdated infrastructure with a network of four interconnected wetlands. These not only manage stormwater at scale, but provide a tranquil setting for the neighbourhood.
The results speak for themselves. Since launching in 2015, land values at Alira have tripled. Recent lots were selling at over $1,500/sqm, while townhomes and medium-density homes achieved strong rental and resale demand.
