Understanding Inclusions & Optional Extras

Building your new home is one of life’s most exciting adventures and naturally you want it to be everything you have ever dreamed of. While visiting display villages is a great way to get ideas and to build on that excitement, it is important to understand what is included in your build when you sign on the dotted line. Read on for a greater understanding of standard inclusions and optional extras. 

Standard Inclusions

As beautiful as display homes may be, their real purpose is to showcase the many upgrades available to give you an insight into what your new home could be. It is important to remember that a build with no upgrades will enable you to be able to move in straight away after hand over but will be very much a blank canvas. 

Every builder will have a list of their own unique standard inclusions so it is recommended to request these in initial conversations. Some examples of standard inclusions could be:

  • Plans, insurances and associated fees
  • Windows and doors
  • External and internal walls
  • Bathrooms with toilets, sinks, shower screens and intricate fixtures
  • Plumbing
  • Basic floor coverings
  • Basic wall and feature colours
  • Electrical works and a limited number of powerpoints 

Optional Upgrades

While standard inclusions in a build generally have the bases covered, it is recommended to consider the wealth of upgrades at your disposal as offered by every builder. While a basic lino floor covering might be offered as standard, you might prefer a hardwood timber. With a limited number of powerpoints offered as standard, you might prefer to have multiple sockets per room. 

With the end goal of creating your perfect home, it is a must to consider aesthetic options as well as functional upgrades to make your home more comfortable, useful and eye-catching. Other optional upgrades could also include:

  • Landscaping
  • Timber decking
  • Driveway
  • Stone bench tops
  • Fencing
  • Air conditioning
  • Extra cupboards
  • Bi-fold external doors
  • Bigger appliances

Including optional extras as part of your new build will incur an extra cost per item but go a long way to establishing a comfortable home life and ensures longevity in value for future sale prospects. When deciding what optional upgrades will work for you, talk to your chosen builder’s sales representative about being taken on a walk through of a display home to discuss your options and have them point out what is standard and what is extra in person.
